Bit Digital (Nasdaq: BTBT), a digital infrastructure firm specializing in high-performance computing (HPC), has secured the rights to a new data center development in Saint-Jérôme, Québec. The acquisition supports its five-megawatt (MW) colocation agreement with Cerebras Systems, a company known for its innovations in generative AI infrastructure.

The facility, referred to as MTL-3, spans 7.7 acres and is expected to total approximately 202,000 square feet. It is being developed to meet Tier 3 standards, in line with current colocation requirements. Bit Digital is executing the project through its HPC platform, WhiteFiber, and anticipates the site will go live by July 2025. The estimated cost of development is approximately CAD $55 million, or USD $40 million.

Structured as a lease-to-own agreement, the deal includes a fixed-price purchase option exercisable within one year. The lease runs for 20 years, with two optional five-year extensions. Bit Digital has positioned the site for potential future expansion, pending utility approvals. Any additional capacity released at the site will be subject to Cerebras Systems’ right of first refusal under the terms of the agreement.

Expanded Data Center Capacity in Montréal

The agreement marks an extension of the relationship between Bit Digital and Cerebras, who in February 2025 signed a five-year deal for a tailored 5MW IT load facility. Bit Digital views the development as part of its broader commitment to expanding data center capacity in the greater Montréal area, a region emerging as a North American hub for AI innovation.

Headquartered in New York, Bit Digital operates globally through WhiteFiber, with facilities in Canada, the U.S., and Iceland.
